Pendle's Local Plan Proposals Map shows the site as being covered by Policy 17 which is titled as 'Location of New Housing Development'. The site also sits within a conservation area.

The site also lies adjacent to a site that has been proposed as a possible residential development site - Pendle's CNDP/27 Colne Masterplan site - which is also referenced as CNDP6/15 within the Colne Neighbourhood Plan.

In response to the consultation on the Colne Neighbourhood Plan Lancashire County Council Estates Department has made representations to include this land in the allocation. In our opinion this would serve to complement and enhance the offer/prospects in relation to CNDP/27.
