The site is located in the Platt Bridge area of Wigan approximately 3 miles to the south east of Wigan town centre. Bickershaw Lane runs to the east of Warrington Road (A573) which links with the East Lancashire Road.
Plot of land that has historically been utilised as a farm and paddock with the remainder of the site assumed to be greenfield in nature. A section of the site being approximately 1.29 acres (0.52 hectares) has been identified as being suitable for residential planning subject to obtaining the necessary consents. The remainder of the site at the rear has been identified by the Environment Agency as being at risk of flooding.

We understand the local authority is in support of an application for 12-15 dwellings with access directly from Bickershaw Lane in respect of an element of the site. We are not aware of any existing permissions, however, the site was historically partially used for commercial purposes. APP/V4250/A/09/2094116 - March 2009, appeal decision - Refused.
