The site is located approximately 1.25 miles east of Wakefield city centre and within 2.5 miles of the M1 motorway and 4 miles of the M62 motorway. Fall Ings Road can be accessed from Doncaster Road (A638). The site is bordered to the north by the confluence point of the River Calder and the Calder and Hebble Navigation canal.
Approximately rectangular shaped brownfield site with a gentle slope downwards from Fall Ings Road and then generally level. The site was previously developed and the remains and footings of former buildings are evident in places, although the site is generally clear.
