April Auction Round-Up

Our April Room Auctions took place a couple of weeks ago and we had over 160 lots on offer, including a number of former banks and a derelict bakery site, plus a wide range of residential properties, commercial premises and land.

Taking place on April 9th at the AJ Bell Stadium, and on April 11th at Leeds United Football Club, our North West and Yorkshire & North East February auctions helped clients and joint agents achieve sales of over £8 million.

Below, our experts give us a few of their highlights from the auctions.

"Our April auctions delivered many fantastic results for our clients. With guide prices starting at a Nil Reserve, this auction provided an excellent selection of investment opportunities for our buyers. The busy room and competitive bidding also showed the market's appetite which we have continued to see at our past few auctions. 

"A stand out lot for me was the sale of a former bank in Bolton at our North West auction. The property received a large amount of of interest pre-auction and achieved a fantastic sale price in the room. 

"We are now looking forward to our June auctions. We have already started to receive some great instructions and our catalogue is building nicely, with a full range of land, residential properties and commercial premises."

"We had a very strong auction across our Lancashire and Greater Manchester regions, with some fantastic sales on behalf of our Local Authority clients. This included the sale of a parcel of land in Burnley, offered on behalf of Lancashire County Council, which had a guide price of £75,000 and sold for £164,000.

"Another great result was the sale of a Land & Garage Site in Blackburn on behalf of Blackburn & Darwen Borough Council which sold for 3 times the guide price."

"Whilst our April auctions were slightly quieter than our recent February sales there were still plenty of positives and stand out results that had people talking.

Lot 2, an end terrace commercial property in Glossop, attracted significant pre-auction interest and a number of pre-auction offers that the client had to deliberate over, despite the property needing a comprehensive refurbishment. In the end it was decided that it would be offered in the room in order to try and be as fair as they could to all involved and, on reflection, it was certainly the right decision. From a guide price of £60,000 the property eventually sold for £131,000, a staggering £71,000 above the guide. The vendor was very pleased, as was our buyer having battled it out to become the successful buyer.

"On a slightly quirkier note we were thrilled to be able to offer a garage site in the historic City of Chester, close to Chester Racecourse, which sold for £23,000 against its modest £10,000 guide price!"

"Our April auctions had some great results, with commercial investments proving particularly popular.  

"A couple of stand out lots for me included Lot 049, a prominently positioned retail investment in Widnes which achieved a sale price of £150,000 and a two storey retail property currently let to Card Factory, also located in Widnes, which sold for £265,000. Both of these sales are strong suggestions that even in these politically uncertain times, good investment properties will still sell well"
