Location

The site is located on the northern fringe of the village of Church Fenton which lies approximately 12 miles south west of York, 21 miles east of Leeds and 25 miles south east of Harrogate. The site is currently accessed via Busk Lane which links Church Fenton and Ulleskelf. Access to the regional motorway network is provided via Junction 47 of the M1 Motorway located approximately 10 miles from the site.

Description

The surplus MoD site, originally part of the still active RAF Church Fenton Airfield which was established in the 1930's, provides a potential development opportunity subject to the necessary consents. The site currently incorporates detached buildings estimated to provide approximately 20,000 sq m (215,000 sq ft) together with sports fields.

Planning

The site falls within the adminsitrative area of Selby District Council and is designated as a Special Policy Area in the Deposit Draft of the local plan. Acceptable uses within this designation include Business (B1), Institutional (C2, B1) and Leisure and Tourism. Development of the site would be subject to obtaining the necessary consents. 1- The site is subject to a 35% clawback provision for a term of 20 years.
2- The area shaded brown on the plan indicates the current access to the site.
